What leasing options are available?
We are offering 12-15 month lease terms on 1-bedroom, 2-bedroom, and Townhouse apartments
What are the qualifications - income, credit history checks, criminal history, rental history, etc.
We require all applicants to make 3x the monthly rent in gross income. All applicants will be screened through a third-party vendor that will look at rental history, criminal history, and credit.
Can I apply online?
All applications are online. You will select what unit you would like to apply for and follow the instructions on the website.
What fees/deposits are due upon applying? Moving in?
At the time of application, there will be a $250 administrative fee as well as a $50 application fee per applicant over the age of 18. Deposits are dependent on the screening from our third-party vendor.
Do I have to pay first & last month's rent?
At move in you will pay the prorate for the remainder of the month. If you are moving in within 4 days from the end of the month, you will be required to pay the following month's rent at move-in.
When is rent due and how can I make my rent payment?
Rent is due on the 1st of the month; you are able to pay online through the resident portal, or you can bring a check, cashier's check, or money order to the office during business hours
Is there a late fee for overdue payments? Is there a grace period?
All rent is considered late after the 4th of the month. There will be a late fee posted on the 5th of the month, which is 15% of your rent
Is renter's insurance required?
We require proof of renter's insurance coverage with a limit no less than $300,000 per occurrence.
What utilities are NOT included in the rent?
Residents will be responsible for all utilities. Trash is $25 a month, Pest Control is $5 a month, Water/Sewer will be billed based on the square footage of the apartment and how many occupants are living there. You will set up an account with Evergy for the electricity in the apartment, and they will bill you directly for your usage. You are able to choose between Google Fiber, AT&T &, or Spectrum for internet in the community.
What costs are not included in the rent?
We offer several different parking options that will come at an additional cost on top of rent. Garage parking is $100 a month, Covered parking is $85 a month, and Surface level parking is $50 a month. If you have pets, they would be $25/$35 a month, depending on whether you have 1 or 2.
What is the average cost for utilities each month?
Utilities will vary month to month based on the usage of the apartment/community.
Are corporate rentals available?
We are able to do corporate leases. We will screen the corporate housing provider and any residents who would be living in the apartment.
What happens if I need to move out before my lease expires?
To terminate your lease agreement early, we would require a written 60-day notice to vacate as well as a buyout fee of 2x your base rent, due when notice is given.
What are the hours of your Leasing Center?
We are open Monday - Friday 9am-6pm
Are stoves gas or electric?
Electric

Do apartments have dishwashers?

Does the apartment come with a microwave?
Yes
Is there a bathtub or just a shower? Are they together or separate?
All apartments have bathtub/shower combos
What property amenities are included?
We have an Outdoor Heated/Chilled Salt-Water Pool, Controlled Access Buildings, Zen Zone, BBQ Pavilion, Fire Pit Lounge, and Garage Parking Available
Do you have free internet/Wi-Fi? (Where is it available?)
None of our areas has free community Wi-Fi
Do you have cable?
You are able to select between AT&T or Spectrum for cable services
How do I reserve community amenities?
None of our amenitiy areas are available to reserve
Does this community have a pest control service?
We have monthly pest control that will come out and treat the apartment buildings. If you have a specific concern about your apartment, you are able to reach out to us and will have the team treat it inside your apartment.
Are BBQ grills available year round? What kind of grills do you have?
Our gas grills will be available year-round
Are concierge services available?
We will be available to assist you Monday - Friday 9am-6pm.
Are there restrictions for what can be put on balconies or patios?
You are not able to have any objects on the patio/balcony that will project from the building (i.e no flags or umbrellas)
I have a noise complaint. Who do I contact?
If you have a noise complaint during business hours, you are able to contact the office. If you have a noise complaint after hours, you are able to utilize our Metro Safety Patrol, and they will come out to handle the situation.
What is the smoking policy?
We are a non-smoking community.
I need emergency maintenance. Who do I call?
For after-hours emergency, you will call your office line and follow the prompts to page out our maintenance team.
I have a non-emergency maintenance issue. Who do I contact?
For non-emergent maintenance requests, you are able to contact the office during business hours or submit a work order through the resident portal.
Do you allow pets? What is the pet policy?
We allow 2 pets per apartment. We require that they have up-to-date vaccinations and weigh under 80 pounds per pet.
What is the parking situation?
We offer several different parking options that will come at an additional cost on top of rent. Garage parking is $100 a month, Covered parking is $85 a month, and Surface level parking is $50 a month
What is the policy for snow removal?
We have a contract with Metro Snow Removal, and they will remove snow from the parking lots as well as walkways and stairs throughout the community.
What is the procedure for moving out?
At move-out out you will turn in the keys for the apartment, and we will do a move-out inspection with you to assess the state of the apartment and notify you of any charges that may be incurred.
